The Multiple Listing Service (MLS) connects home sellers with real estate agents who market listings to prospective buyers. As a buyer, you’ll often interact with listing agents during showings. Here are some MLS rules of etiquette to follow with listing agents to keep home tours positive. Arrive promptly at the scheduled showing time out of courtesy for the listing agent’s time. Call ahead if you’re running late or need to reschedule. Agents may have back-to-back showings booked.

Confirm in advance

Politely verify 24 hours before the showing that it remains convenient for the listing agent. Check if any home prep is needed like removing pets.

Limit group size

Don’t overwhelm a listing by arriving with a large entourage of extended family in tow. Discuss an appropriate showing group size with your agent to respect the homeowner’s space.

Silence mobile devices

Turn cell phones on silent to avoid disruptive ringtones during showings. Take any urgent calls outside rather than inside the home.

Mind your manners 

Be polite and professional in dealings with the listing agent. Don’t criticize the home or owner. Let your buying agent relay any concerns.

Follow instructions

Listen to the all listings real estate agent’s guidance and don’t touch anything without permission. Follow all rules on removing footwear or closing interior doors.

Supervise children

Keep showings efficient by holding detailed questions for your buyer’s agent later. Stick to quick clarifications so tours stay punctual. Thank the listing agent sincerely for their time at the end of the showing.   • Don’t criticize the décor, finishes, layout, or property conditions during tours. Keep opinions to yourself until later.
  • If you have a service dog, clarify to the listing agent in advance that you’ll have the dog. Ensure its leashed and well-behaved. 
  • When touring a lived-in home, do not disturb personal belongings. Don’t rifle through kitchen drawers or medicine cabinets.
